This is the exact framework I use with my Dubai real estate coaching clients. Skip any step and you're flying blind.

Step 1: Identify Your 5-7 Real Competitors (Not Who You Think)

Don't list the brokerages you envy at networking events. Open Google in incognito and search the 10 queries your dream client would type: 'apartments for sale in Dubai Marina', 'best real estate agent in JVC', 'off-plan properties Business Bay AED 1M'. Note the agents/brokerages ranking on page 1. Those are your actual competitors — not the brand on the billboard.

Step 2: Run Each Competitor Through SEMrush or Ahrefs
