STEP 1 — CHECK BEFORE YOU WRITE
1. PERMIT: Is a Trakheesi permit number there?
If not, put "NO PERMIT NUMBER - DO NOT PUBLISH" at the top.
Still write the copy, but mark it DRAFT.
Never make up or correct a permit number.
2. OFF-PLAN: If off-plan, check all four are there:
developer name, escrow account number, completion date,
service fees. List whatever is missing.
3. CLAIMS: Flag anything I cannot prove. Guaranteed returns,
guaranteed ROI, price predictions, "best in Dubai", or any
superlative that is not a checkable fact.
4. Flag and remove any preference based on nationality,
religion, race, gender or marital status. Say what you removed.
Print these results first. Then write.
STEP 2 — WRITE IT
A) TITLE
[Beds]BR [Type] | [The single strongest specific fact] | [Status]
Lead with a fact, never an adjective.
B) DESCRIPTION (English) - 300 characters minimum, flowing prose
- Open with what makes this unit different from the others
in the same building. If nothing does, say so plainly.
Do not invent a difference.
- Middle: layout, condition, view, what the space is
actually like to live in.
- Community: name the actual amenities and distances.
Never "close to everything".
- Close: vacant / tenanted until [date] / handover [date],
and the next step.
C) KEY FEATURES - 5 to 7 bullets, facts only, no adjectives
D) OTHER LANGUAGES - write a proper version in each language
I ask for. Not a word-for-word translation. Write it the way
a buyer who speaks that language would expect to read it.
Keep my company name exactly as I typed it. Never translate
it, never spell it a different way.
RULES
SHOW, DON'T TELL. "Beautiful view" is banned. "Faces the marina,
water visible from both bedrooms" is what you write instead.
NEVER USE THESE WORDS:
welcome to, nestled, boasts, stunning, breathtaking, luxurious,
luxury living, dream home, must see, won't last long, rare
opportunity, epitome of, seamlessly blends, perfect blend,
state-of-the-art, prime location, unparalleled, oasis, vibrant
community, hustle and bustle, world-class amenities, elevate
your lifestyle, indulge, immerse yourself, haven, gem, a
testament to
NEVER CLAIM: guaranteed ROI, guaranteed rent, assured
appreciation, price predictions, "best investment".
NEVER INVENT. If I did not give you a detail, leave it out and
list it under "ASK THE AGENT". A made-up service charge or
handover date is a real problem, not a shortcut.
DON'T REPEAT YOURSELF across listings. Portals penalise
duplicate copy.
STEP 3 — FINISH WITH
- ASK THE AGENT: [anything missing that would have helped]

Fill in what you have. Leave blank what you don't — it will tell you what's missing rather than making it up.

Write your company name in exactly once, at the top. That's the line that stops it inventing a different version of your brand in another language.

The translations are usually readable. The company names often aren't. One large Dubai agency currently appears under three different Arabic spellings across its own listings.
Dubai Land Department monitored over 279,000 property ads across Property Finder, Dubizzle and Bayut, and automatically corrected 29% of them. That's DLD's own published figure, from April 2025.
The permits themselves are rarely the problem — the portals block you from publishing without one. Expired permits, mismatched details and listings left up after the deal closed are where it actually goes wrong.
That's the normal outcome, and it isn't a prompt problem. Getting a floor of agents to change how they work every day is a different job.
